Q: What is your cancellation policy?

A: CANCELLATION POLICY: Cancellations must be verbalized in the form of an email. If we are able to re-rent the property for that period of time for the same amount, all monies less 20% cancellation fee on total rent and less administrative fee, will be refundable. Any refunds due will be processed by check or credit card 30 days after satisfactory subject rental period is over. If unable to fill the reservation, monies paid will be forfeited. We do not guarantee that we will be able to rent the accommodation for what was originally paid. All re-rentals are at our discretion. Durkin Cottage Realty highly recommends customers purchase Travel Insurance, which may be done at the time of reservation or through other insurance company after reservation is made. Q: How do we reserve a house?

A: You can book online or call our office to book your vacation. Our office hours are as follows:
Monday through Friday 9am to 6pm
Saturday 9am to 6pm
Sunday 10 am to 5pm

Q: Where are your cottages/houses/condos located?

A: All of our cottages are located in PT. Judith, which is southern Narragansett, RI. Narragansett is in a convenient and “close to everything” part of RI. Point Judith, Galilee, Scarborough, and Sand Hill Cove are all part of Narragansett. We are only 15 miles to Newport, 30 miles to Providence, and 30 miles to Westerly.


Q: Can we see the house before we book it?

A: All of our cottages are available to be seen online with slide shows on our site http://www.durkincottages.com
If you would like to see the cottage in person you may contact the office and set up an appointment. Please keep in mind we can only show two houses per appointment and we do need a 48 hour notice prior to showing as most houses are occupied. It is always best to visit the cottages online before calling for an appointment.


Q: What kind of deposit do we need in order to reserve a cottage?

A: Upon reservation we require a payment of half of the rental amount, damage waiver and half of the service fee. This is required at the time of your reservation. The balance of the rental amount, balance of the administrative fee, tax, Cleaning, additional Security and Pet Fees (where applicable) will be due 90 days prior to arrival. Any reservations made inside of 90 days will require everything to be due upon reservation. All reservations contain the following:

  • Rent (plus 8% tax)
  • Damage Waiver ( up to $1000)
  • Administrative Fee (approximately 3%)
  • Cleaning fee ($100-$500 non-refundable)
  • Pet fee(s) (where applicable)
  • Travel insurance (recommended/required where applicable)
  • Additional Security Deposit ($200-$1000 refundable)

(Additional Security Deposits are mailed back in the form of a check within 20 days departure)


Q: What do I need to bring with me?

A: You’ll need to bring sheets and towels. Kitchens are equipped with pots & pans, dishes, glasses, coffee mugs, silverware.


Q: Do you have houses right on the beach?

A: Yes we do. All of our beachfront houses are located on Sand Hill Cove Rd. These houses allow you to walk out the door and be right on the private section of Sand Hill Cove Beach.


Q: Are beach passes included with the rental?

A: No. You do not need a pass to get on the state beaches. You will need to pay to park, if you plan on driving there.


Q: What beaches are you close to?

A: All of our cottages are in the Scarborough State beach and Roger Wheeler State beach area. If the house is not within walking distance to either beach, then it is within 2 miles(max).


Q: How many cottages do you have for rent?

A: Over 150
